Sylva officials plan to meet to discuss two potential apartment complexes coming to town.
At the Feb. 11 town board meeting, town Manager Paige Dowling encouraged board members to attend the 5 p.m. March 9 Planning Board meeting to hurry the approval process along.
The applicants are applying for federal housing grants with an early May deadline, Dowling said Tuesday.
One of the developers tried to build Overlook Village across from Harris Regional Hospital, but the soils were too bad and structurally it would not work, according to Jackson County Senior Planner John Jeleniewski.
Now the same group, KRP Investments, wants to build in a field diagonally across from the Skyland Services Center on Skyland Drive, Dowling said.
Another project, on Savannah Drive, was approved when the Sylva town board, acting as the Board of Adjustment last March, OK’d a conditional use permit for The Bluffs, a 72-unit, 150-bedroom apartment complex. Southern Properties and Development, from the Greensboro/Winston-Salem area, is looking to build that one in Sylva’s extra territorial jurisdiction (ETJ).
As such, the developer would not pay Sylva property taxes, but would need to meet Sylva’s zoning requirements.
“We would hope that they would consider voluntarily annexation for police protection and trash pickup,” Dowling said. “That would be the main benefit for them, and that would help the tax base.”
