PUBLIC NOTICE

The Town of Sylva Zoning Board of Adjustments shall convene an appeal hearing at 6:00 p.m. on February 1, 2007 at Municipal Hall, 83 Allen Street. The Appeal is from Mr. Kirby Ensley, owner of Virna Lisa Manufactured Home Park locate off Hospital Road. Mr. Ensley is contesting the complaint filed against him for violations of minimum housing standards of Virna Lisa Manufactured Home Park and the determination that nine manufactured homes are unfit for human habitation and are dilapidated. The Town of Sylva Board of Commissioner shall conduct two public hearings on February 1, 2007 at Municipal Hall, 83 Allen Street. The purpose of the hearings is to receive public comment concerning two Zoning Ordinance amendments. The first public hearing is scheduled for 6:15 p.m. It concerns an amendment to the Zoning Ordinance Sign Regulations concerning the number of free standing signs permitted for car dealerships in the B-2 and B-3 Business Districts. The amendment proposes to permit two free standing signs if a car dealership meets the following criteria: (1) hold a franchise to sell new cars; (2) have at least 1.5 acres of sales lot, (3) also sell used cars and (4) the signs must comply with the size requirements. The second public hearing is scheduled for 6:30 p.m. It concerns a Zoning Ordinance amendment to establish a Residential Planned Unit Development Overlay. Residential Planned Unit Developments are designed to provide for flexibility and innovation in the design and location of structures and land development; provide for a mixture of housing types, provide for the most efficient use of land resources and provide an opportunity to develop land areas in a manner different from the standard arrangement of one principal building on one lot. Upon conclusion of public hearings and appeal hearing the Board of Commissioners and Zoning Board of Adjustments shall determine disposition of said hearings at their regularly scheduled meeting, which convenes at 7:00 p.m.
