If lots in Tract I are sold to third party purchasers those lots shall be released from the lien of this Deed of Trust by the mortgagee on a per lot basis upon the payment by the borrower to the mortgagee of 60% of the gross sales pr[o]ceeds of the lot(s) sold. Upon the presentation of a signed closing statement and the proceeds to the mortgagee, the mortgagee shall apply the proceeds to the reduction of the outstanding principal balance and shall executed and deliver such documents that the necessary for the mortgagor to convey said lots free and clear of this Deed of Trust.

4. Any buildings located on the above-described property are also included in the sale.
5. The property will be sold by the Substitute Trustee to the highest bidder for CASH. The purpose of the meeting is to discuss the 2005-2006 Secondary Roads Program with the North Carolina Department of Transportation.
